A Due-diligence report provides a technical analysis of an asset condition, it being the subject of a potential transaction.
Technical Due Diligence is a specialised service for the valuation of a property with the objective of analysing the state of the property from several points of view, highlighting any criticalities and/or risks to enable buyers/investors to estimate and plan future costs for the management, maintenance and repair of a property.
This activity consists of the technical-administrative analysis of a real estate portfolio, aimed at providing a complete and detailed picture of the subject real estate, including the analysis consistencies, ownership, zoning and building titles, land and building cadastral registers, engineering services, fire prevention authorizations and lease contracts.
In addition to statutory compliance, the activity includes a phase of analysis of the state of maintenance of the building and engineering services on the basis of inspections carried out by specialized technicians. The activity describes any maintenance or construction criticalities of the building and plant components and highlights possible corrective actions together with the elaboration of a capex plan (budget for costs to be borne) spread in the short, medium and long term. This service is useful in the acquisition phase of a real estate asset or in the sale phase, to provide possible buyers with all the necessary information, or to assess the development potential of the same.

Environmental and Workplace Safety Due Diligence is aimed at analyzing elements of legislative compliance and identifying risks related to environmental and work safety aspects. This activity allow to define necessary information for a complete evaluation of company and property assets and for the identification of strategic choices.
In addition to Phase I environmental due diligence and workplace safety and environmental audit services, which is mainly a professional service during the acquisition or transfer of areas or real estate, ICS Srl also performs audits and monitoring relating to the quality of buildings and building materials (e.g. presence of asbestos, PCB and radon, electromagnetic field measurements, acoustic impact measurements for the definition of noise exposure risk, preparation of Work Plans for asbestos abatement, etc.).
