Building Management

Building Management is a consultancy service for finding specialised technical solutions for property management.

The Building Manager (“BM”) is the Professional who carries out, on behalf of the Client, all the monitoring, coordination and logistical support activities for the technical management of the property. ICS srl carries out the above mentioned property management activities for various property management companies

Periodic survey and check of the building’s state of preservation, in order to identify any ordinary and/or extraordinary maintenance work to make it safe, with all costs involved.

Periodic visits and inspections, providing the client with a summary report for each building describing the detected state and highlighting any critical issues and proposals for corrective measures along with estimated costs.

Contractors and professionals relations reporting, as commissioned by the Client

Execution of the directions received from the Client in the interlocution with the condominium managements, including through attendance at the relevant meetings, upon acquisition of appropriate proxy

Handling relationships with unit owners and neighbors, reportinmg to the client on issues that may arise and identify solutions to be implemented

Logistics support for marketing, providing for the accompaniment of potential buyers, advisors, tenants and third parties on visits to the Properties

Risk Management activities where hazardous situations or serious critical issues are identified that may affect the safety of the Buildings and/or people and property both inside and outside the Buildings
