THE PROJECT

The intervention concerns a disused industrial area and allows the urban regeneration of a subdivision, aiming to create a new urban centrality in an area of the city undergoing transformation. The planivolumetric project includes the tallest tower building in the region, a hotel, a multifunctional square with a roof sail and perimeter urbanisation.

HOW WE DID IT

Open Project has developed the project and ICS has in the team of professionals involved for the issues of fire prevention and safety coordination on the construction site, given the characteristics of the building, were particularly challenging. The hotel consists of two contiguous building bodies with different heights, with a floor area of 6,000 to 9,000 square metres. It houses a total of 180 rooms, as well as a conference centre, bar, restaurant and common areas. The square connects the tower to the hotel and is intended for mixed use up to 9,000 square metres of loose surface. Health services, commercial units and a public area are located on the ground floor as well as a large fitness area that extends from the basement to the first floor. A 20,000 square metre underground parking structure provides 800 parking spaces. The roof sail and the paved interior ground arrangements form a square open to the city.The tower, with its 28 above-ground storeys, is used for offices and has recently been updated by the introduction of multifunctional spaces at the top. The building was the first in Italy to obtain the LEED Gold certification. Standing 125 metres high, it consists of operational floors of 800 square metres gross floor area each, which can be divided into two sectors or used as a duplex. It includes an entrance hall, basement floors for meetings and conventions, archives and facilities, and an adjoining lower body for use as offices, services and public facilities.The two bodies total loose surface is 16,000 square metres.

The integration of all the design elements (envelope, systems, structures) makes it possible to achieve excellent results (class A) in terms of energy consumption, comfort of use, architectural quality and real estate value.In particular, the use of double-skin façades on the exposed sides, high-performance façades on the non-exposed sides, photovoltaic cell surfaces, through the integration in the roof plane of about 50 kW of performance, and the possibility of integration of different types of photovoltaics also on the vertical surfaces allows the maximum exploitation of the incentives provided by the specific regulations, in addition to the architectural and image results. The plant design is oriented towards maximum energy efficiency, both in terms of the efficiency of the air-conditioning units (motocondensing heat pump units), and in terms of operation (each floor operates in totally autonomous mode).
